The historic Medicine Hot Springs Estate is officially going up for auction today through Elite Auctions, offering a rare chance to own a massive hot springs retreat in the heart of the Bitterroot Valley.

Located near the small community of Conner, Montana, the estate spans 119 acres and borders U.S. Forest Service land on three sides, creating a secluded setting surrounded by the mountains and meadows of the South Bitterroot.

Running through the middle of the property is Warm Springs Creek, which feeds the natural, chemical-free hot springs pools that have made the property famous for generations.

The estate is much more than just hot springs. The property includes: 

  • 16 total bedrooms across the estate 
  • main lodge for guest accommodations 
  • 12 historic cabins at the East Game Lodge 
  • Four fully remodeled guest cabins 
  • Additional living quarters throughout the property 
  • historic three-tub bathhouse on the north side of Warm Springs Creek 

The cabins and bathhouse highlight the property's long history as a getaway destination in western Montana. 

A Rare No-Reserve Auction 

The sale is unique because the auction is being held without reserve, meaning the property will sell to the highest bidder regardless of the final price. 

Potential buyers have had the chance to tour the estate through preview events held since February, but the final auction takes place today on-site. 

That means by the end of the day, one of Montana’s most iconic hot springs properties could officially have a new owner.
